Sometimes the skylight itself is in good shape, but the flashing around it has failed. In these cases, we can reflash the existing skylight - often paired with an upgrade to a Velux flat glass unit - without a full teardown. This is a cost-effective way to solve chronic leaks while also upgrading performance.
Most skylight leaks trace back to old, deteriorated, or improperly installed flashing - not a failure in the skylight itself.
When we replace a skylight, we replace the flashing system at the same time, using high-quality materials designed to create a fully watertight seal.

What causes leaks?
Skylights generally leak due to nail holes, rust, or improper seal of the flashing. The skylight itself usually does not leak unless there is a crack in the acrylic or glass.
